This 98-acre site is located immediately north of US-52 east of County Road 23 near the western border of Lawrence County.  The terrain is hilly with options for terraced site layout, and the site’s current use is woodland.

River Access

This site is not located on the river; therefore, there are no river ports at this site. Additional acreage is available just south of US-52 with river access; that site is located near Ohio River Mile 332.5.  Ports nearby include the McGoveny dock in Portsmouth, The Point in South Point, and the Worthington dock in Greenup, KY.

Rail Access

The site does not have rail access.  US-52 runs between this site and Norfolk Southern Rail.  Additional acreage is available just south of US-52 with potential for rail access.

Vehicular Access

The site has access to four-lane highway US-52 via County Road 23.  It is located 19 miles from Interstate 64 and 77 miles from Interstates 77 and 79.


This site is located 25 miles from the Huntington Tri-State Airport, 82 miles from the Charleston Yeager Airport, 118 miles from the Port Columbus Airport, 127 miles from the Cincinnati Airport, and 133 miles from the Lexington Blue Grass Airport.  Local, non-commercial airports nearby include Ashland Regional airport, 14 miles from the site, and the Greater Portsmouth Regional Airport, 21 miles from the site.

A 24-inch Spectra Energy transmission main runs along US Route 52 within 500 feet of the southern portion of the site.


American Electric Power has a 69 kV line passing through the site, and a 138 kV line is adjacent.


City of Portsmouth Water Works has an existing 12-inch distribution main with 250,000 gpd capacity running near the site.


Engineering plan for sewer build-out has been prepared and is available for review.
