Site Overview

The Eisenhower building is over 390,000 square feet with 30-33 foot ceiling, 22 docks, and 2 drive in doors.  Rail siding is inside the building.  The Jefferson building is over 287,000 square feet with 34 foot ceilings, 9 docks, and 3 drive-in doors.

The two buildings are connected to each other by an enclosed breezeway.  There is ample parking available at the site.

These buildings are part of the Hopewell Waverly complex that consists of over 2.5 million square feet of industrial space on 228 acres. The site is located .5 mile from US-23 and 5 miles from US-32, both uncongested four-lane highways, offering convenient east-west and north-south travel from the facility.

According to the USDA NRCS, there are two soil types mapped for the site.  The two soil types shown are Fox loam, 0 to 2% slopes (FoA – 25.8 acres, 80.9% of the site) and Fox loam, 2 to 6% slopes (FoB – 4.1 acres, 12.9% of the site).

Building Information


The Eisenhower building is over 390,000 square feet in size with 30-33 foot ceiling, 22 docks, 2 drive in doors. Rail siding is located inside the building.  Please note that the equipment shown in the floor plan has been removed, and the building has an open interior.


The Jefferson building is over 287,000 square feet with 34 foot ceilings, 9 docks, and 3 drive-in doors.  Please note that the equipment shown in the floor plan has been removed, and the building has an open interior.

Rail Access

A spur from the Norfolk Southern mainline extends onto the site and into the Eisenhower Building from the east.

Vehicular Access

The primary vehicular access to the buildings is from W. 2nd Street to the north.  The access road is two-lane roads and there is good visibility for motorists turning into or out of each available building.  This site is located 0.5 miles northeast US 23 and 5 miles from US 32.


The Pike County Airport is located 6.5 miles north of the site.   Port Columbus International Airport is located 74 miles north.

Natural Gas is provided to the available buildings by Pike Natural Gas.  An 8 inch gas main is nearby with 18 psi.


American Electric Power- Electric service is currently provided  by AEP to the 423 Hopewell Road buildings from Hopewell Waverly LLC’s customer-owned 138/12 kV station located on-site.  This station has a 20 MVA transformer that steps AEP’s incoming 138 kV transmission voltage down to the customer’s 12 kV distribution voltage facilities throughout the property.  If needed, AEP can also provide service from existing 12 kV distribution facilities located adjacent to the property.


Potable water service is provided to the available buildings by Waverly Water & Sewer.  Capacity for each site is approximately 2 million gallons per day.  Water service is available in 8 inch lines.


Wastewater and sewer lines for the site run in 8 inch lines and are available to each building from Waverly Water & Sewer.  The capacity available is approximately 800,000 gallons per day with excess capacity of 550,000 gallons per day.

Storm Sewer

Storm water drainage within the site is naturally occurring with storm water basins located throughout the building parking lots.  A stormwater detention pond is located just south of the Jefferson Building.


Telecommunication services are provided by numerous carriers including Time Warner, Meta Solutions.  Fiber optic services are provided by Horizon.  Both services are available for each building offered.  Horizon offers 10 Mb to 10 Gb of internet service.  No fiber optic lines currently run within the buildings, but are available just outside and can be easily connected.
